Overview:
Hi, I am Rose! I setup a Somatic Therapy Studio in January 2023 to accommodate my own work, True Self Systems.
It is a spacious and bright 200 square feet practitioner room with many things that you need for talk (couples + small group), embodied, movement or alternative therapies. There is plenty of storage space for your own things. It set in a converted factory building, along with a mix of creative and service businesses.
MONDAYS are currently available on a per calendar month contract basis (2 months notice). The monthly rent is cost price: you only pay what I pay to rent the space for the space. For your monthly commitment, you get the cheapest space available in Hackney, in which to grow your business.
I grew a fully booked business with a waiting list (I see clients all day Tues / Weds / Thurs) using search engine optimisation (SEO). I have made a video course about SEO for practitioners, therapists & coaches, I offer this course at cost price to space users.

Features and Benefits:
- The per calendar month rent is cost price only (i.e. you only pay what I pay!) so its the cheapest you will get for a space this size.
- The space is yours for the WHOLE day that you rent, usable hours are roughly 7am – 11pm. You are not allowed to sleep in the space as it doesn’t have a live / work classification.
- The space would particularly benefit someone who has kit that they prefer to store and don’t want to lug around – e.g. play therapists with toys, acupuncturists – its rare to have so much storage facility within a part time let.
- 200 square feet allows plenty of space to get up, move around, lie down: you can also host small groups with seats for 8 (though space for maybe 5 comfortably). It also might suit personal trainers or movement therapists.
- The space includes for your use: a sofa (couples therapists?), two comfy therapists chairs, x4 fold away chairs, a tea station (provide your own consumables), a range of soft and bright lighting options, Bose speakers.
- There is also x2 radiators: one is high quality ceramic wall heater which can be switched on from home using an app.
- There is a high quality low noise tower fan and blackout blind for the summer, when the room can get quite hot.
- By negotiation, you will also be able to use the following equipment as long as you treat it with care: massage table and saddle chair.
- There is a communal individual toilet cubicle and sink just around the corner. There is a communal set of toilet cubicles & sinks, fridge / kitchen sink / microwave downstairs.
- Current residents built up a full business using search engine optimisation, I can offer you discounted access to my own SEO video course if you want to do that too.
- There is a system of ad hoc sublets between existing tenants, in case you need to book a session occasionally for another day.
Things to Be Aware Of:
- I request that people using the space work together in collaborative ways to make the space work for us all. So you need to be able to negotiate and reach agreement with a sense of fairness in mind (e.g. about how much storage space you have, what can and can’t be in the space).
- Because its rented at cost price, you need to be responsible about using the space with others in mind and leaving it clean and tidy (I have priced in the cost of a professional clean x2 per year but otherwise its up to us all equally to look after it).
- The only consumables provided are tissues, massage table cleaner, washing up liquid and cloths, tea towels and bin liners. Anything extra – e.g. tea & coffee, massage table roll, towels or sheets – you need to provide yourself.
- Warwick Works isn’t the quietest building: you can sometimes hear the neighbours talking or road works outside. You need to be able to work around this; it as a condition of taking on the space (i.e. there will be no refund if noise interrupts a day).
- You can’t do routinely noisy work in the space – e.g. loud catharsis, sexuality bodywork or group shamanic drumming – that might disturb our neighbours. Background massage music is ok, as is occasional noisy work, contact to discuss your requirements if unsure.
- Sometimes there are chemical smells along the corridor; they don’t come into the room but I am looking at investing in an air purifier.
- The toilet is used by painters who clean their brushes and could be cleaner.
Fees and T&Cs
The per calendar month cost of renting the space are as follows:
- Weekdays: X1 day = £180 per calendar month
Weekends: Saturdays = £140 per calendar month
Weekends: Sundays = £110 per calendar month

If the costs of the space increase – e.g. rent increase from Warwick Works, more consumables being used, business rates go up – this formulae will be adjusted accordingly.
There is 2 months notice either way – if you decide to leave or if it turns out that your work is not a good fit for the space – though in the latter case I would attempt to work with you and resolve issues, before terminating a contract.
